Concerns As Price Of Bag Of Cement Hit New High Amid Tinubu Govt’s Reforms

The cost of cement in Nigeria remains a significant concern for builders and contractors as prices of regular and speciality cement products show significant increases across retail markets nationwide.

Market surveys conducted this week by Naija News reveal that both construction and finishing materials, including Plaster of Paris (POP) and refractory fire cement, continue to climb.

Current Cement Price Breakdown

Plaster of Paris (POP) Cement – ₦10,000 per bag

White Cement – ₦16,000 per bag

Dangote Cement – ₦10,200 per 50kg bag

BUA Cement – ₦10,000 per 50kg bag

Refractory Solution Castable Cement (Fire Cement) – ₦33,000 per bag

These prices vary slightly depending on region, retailer, and volume purchased, but they highlight a persistent upward trend in construction material costs.

POP cement, widely used for ceiling designs and decorative finishes, now sells for ₦8,000, making interior finishing projects more expensive. White cement, often used for decorative plastering and tile works, has doubled in some markets, reaching ₦16,000 per bag.

Popular brands Dangote and BUA continue to dominate the regular cement market with prices of ₦8,500 and ₦8,550, respectively. Despite efforts by manufacturers to stabilise prices, these rates remain challenging for individual home builders and contractors alike.

For specialised construction requiring high-temperature resistance, Refractory Solution Castable Cement (Fire Cement) currently costs a staggering ₦33,000 per bag. This product is mostly used in industrial kilns, foundries, and furnaces, contributing to its limited availability and high pricing.

Factors Influencing Cement Prices

=High Energy Costs: Cement manufacturing heavily relies on gas and power; frequent fluctuations in energy prices increase production costs.

Transportation and Logistics: Poor road networks and rising fuel prices significantly add to the final retail cost.

Foreign Exchange Rates: Importation of certain raw materials and machinery affects overall production costs when the naira weakens against the dollar.

Market Demand: Seasonal construction booms increase demand, leading to price hikes.

Supply Chain Disruptions: Security issues in some regions and limited local production capacity create supply bottlenecks.

Specialisation Costs: Speciality products like fire cement have higher production costs due to their unique composition and limited manufacturing sources.

The high and unstable cement prices are affecting housing affordability and the execution of major infrastructure projects. Small-scale builders and individuals constructing personal homes bear the brunt of these increases, often forced to delay or scale down projects.
